Accident – Death – Obituary News : The sale of the iconic St George’s Presbyterian Church site presents a unique opportunity for a significant new development on the outskirts of Geelong’s CBD. The historic property, comprising the circa 1861 bluestone church and manse, is set to be listed with Colliers with price expectations in the region of $18 million. Situated on the prominent corner of Ryrie St and La Trobe Tce, the landmark 8317sq m site is one of 11 strategic development sites outlined in the Central Geelong Framework Plan, forming an integral part of the city’s cultural precinct.

Under the current planning guidelines, the prospective buyer has the potential to construct a building of up to 11 storeys or 42 meters high, while preserving the existing heritage-listed structures. Chris Nanni, sales and leasing executive at Colliers, expressed his enthusiasm for the project, highlighting its significance as one of the key strategic sites identified by the State Government. He anticipates national and possibly international interest in the opportunity to shape this corner of the city.

The St George’s Church, designed by architect Nathaniel Billing and built from bluestone, Hawkesbury river freestone dressings, and a slate roof, ceased services in 2015. The property also includes 4500sq m of developable land, including a car park currently leased to The Gordon, generating an annual return of $70,000. Mr Nanni noted the trend of repurposing old churches for various uses, such as hospitality venues or offices.

The remainder of the site can accommodate two new buildings with four-storey podiums topped by setback seven-storey towers. Tract town planners have proposed a site plan that could see the construction of two buildings with a combined floor space of 28,000sq m. Possible uses for the site include accommodation, aged care facilities, student housing, offices, or educational facilities.

Ben Young, branch manager at Colliers, highlighted the exciting growth in Geelong, with recent developments like the Quest, Holiday Inn, and Ryrie Quarter residential building, as well as the forthcoming convention centre. He emphasized the city’s ongoing CBD expansion and the importance of unlocking key strategic development sites like St George’s Church. Expressions of interest for the property are set to close on June 26, offering potential buyers a chance to be part of Geelong’s evolving landscape..
