Plans to construct up to 130 new homes have been proposed by developer Lioncourt Homes on farmland located off Dilmore Lane and Suffolk Way in the picturesque village of Fernhill Heath.

Approximately 40 percent of these homes would be designated as ‘affordable’, with an additional five percent allocated for self-build projects, catering to a diverse range of housing needs within the community.

However, members of the Wychavon District Council’s planning committee have expressed reservations regarding the proposed development, citing concerns over its placement outside the village boundary.

Rural Concerns

During a committee meeting on Thursday (May 23), Rachel Lister emphasized the importance of prioritizing brownfield sites for new housing developments in order to preserve the rural landscape of areas like Fernhill Heath.

She stated, “Wychavon has the capacity to accommodate 770 new dwellings on brownfield land, with significant grant funding allocated by the government to support such initiatives. It is imperative that these sites are considered first in more sustainable and suitable locations.”

Community Feedback

Concerns raised by residents and parish councillors also revolve around the potential increase in traffic on already narrow roads within Fernhill Heath, exacerbated by congestion on the A38 highway.

Planning officers have acknowledged that the proposed site is classified as open countryside and is conflicting with established policies outlined in the South Worcestershire Development Plan.

Developer’s Perspective

Vicky Bilton from Lioncourt Homes defended the proposal, stating, “The development aligns with the local character of Fernhill Heath and seeks to integrate seamlessly into the fabric of the village.”

She further emphasized that the development would help address a housing shortfall of 1,500 homes across the district and would also include provisions for a village hall, secured through a section 106 agreement.

Local Opposition

Cllr Nicholas Wright and Cllr Emma Kearsey expressed reservations about the expansion, highlighting concerns about the lack of necessary community facilities and infrastructure in Fernhill Heath, as well as the irreversible loss of agricultural land.
